Title: Director of Property Management
Department: Commercial Property
Location: Buckinghamshire (Hybrid)
Salary / package:
£75,000 - £95,000 pa depending on experience, plus car allowance and bonus.
Role:
The role is in the Property & Asset Management team in the capacity of Director.
Responsibilities:
- Lead the day to day property management of a commercial property portfolio, with the majority focus on industrial, retail and office assets
- Providing an exemplary rent collection and arrears recovery service (in conjunction with the Property Managers and Accounts team)
- To be responsible for the provision of a first-class property management service to the buildings within the portfolio, and the respective clients
- Track and manage lease events (in conjunction with the Lease Advisory team) and identify / progress Asset Management opportunities (upon client instruction)
- Owning client matters by developing a strong understanding of the contracts / PMAs and the scope of services to be delivered
- Assisting with due diligence on identified acquisitions or disposals
- Regular visits to assets (across the South East of the UK)
- Focus on building tenant relationships and the tenant experience
- Direct client reporting and liaison
- Engage with the Accounts team and the wider PAM team to deliver best practice
- In conjunction with Property Managers, overseeing service charge budgeting, reconciliations and PPMs across assets
- Focused on sustainability and reducing carbon emissions through proactive initiatives (in conjunction with the clients)
- Identify business development opportunities, and progress them in conjunction with the wider senior management team
Skills:
- Experienced in Commercial Property Management (Minimum 5 years PQE)
- Team leading experience within commercial property management
- Proactive in building relationships and responsive to clients' requirements
- Thorough understanding of commercial leases, in particular landlord and tenant legislation
- Strong understanding of commercial property management, i.e. rent collection, service charges, lease compliance and H&S
- Strong communication skills, both verbal and written
- Good numerical skills, including computer literacy (Office 365 and various property management software systems)
- Strong negotiating skills
- High level of organisational and administrative skills
- Self motivated, ability to deliver set objectives and work at pace
- Ability to take ownership of decisions and make commercial recommendations

MRICS/FRICS
