Associate Director - commercial property management

A commercial property management team has a position available immediately in London for an Associate Director.

Salary - £65,000 - £75,000 plus bonus and package (subject to experience).

Location - Central London (with the ability of some home working)

The role will encompass all aspects of property management predominately working on multi-let offices in London. The successful candidate is expected to have experience in the management of multi-let / service charge, office properties and to be a good communicator, be self-motivated and have strong attention to detail.

Key responsibilities: -

  • You will be responsible for the largely independent day to day running of multiple commercial properties, managing rent collection, undertaking regular inspections and ensuring Health and Safety compliance is being met
  • You will be working with other surveying colleagues (at all levels), facilities managers, property administrators and the property management accounts & credit control team
  • Review and enforcement of tenant lease covenant compliance
  • Setting, managing service charge budgets and undertaking reconciliations in conjunction with the accounts team (in accordance with the RICS)
  • Liaising with the clients and tenants in connection with delivering asset management initiatives (upon client instruction)
  • Delivery of sustainability initiatives (upon client instruction) and continually looking a ways to reduce carbon emissions and achieving Net Zero
  • Contributing to a positive and progressive team/business culture
  • Pursuing new business opportunities, in conjunction with the senior leadership team 

Skills and Experience: -

  • A proven track record with a minimum of four years (post degree) experience in commercial property management, knowledge of Landlord & Tenant law including the Landlord & Tenant Act 1954
  • Knowledge and experience in managing single let and multi-let office buildings
  • Strong understanding of budget setting, cost control and service charge recovery/administration
  • Knowledge of building construction, M&E installations and contract management
  • Good understanding of the insuring of commercial property and processing claims
  • Knowledge and Lease renewals, rent reviews and lettings/disposals/acquisitions
  • Knowledge and awareness of Health and Safety legislation and best practice, and understanding of the control of Asbestos
  • Good attention to detail, with a strong numerical and written ability
  • Able to write concise reports with well-argued conclusions & recommendations
  • RICS accredited degree in estates management
  • RICS qualified (desirable)
  • Hold a full UK driving licence
  • Good IT skills in particular Microsoft Word, Excel and TRAMPS
